McCranor Property Management is unique in that most of our competitors are linked to real estate sales offices and do not specialise in property management only. Our services and processes are influenced by what the market is requiring and we react quickly to the supply and demand of both clients and tenants.
Our specialist area is the coastal strip from Hallett Cove to West Lakes, however is not limited to these areas. We manage properties in many other suburbs which are shown on PDF map. We pride ourselves on our response time to calls and our availability to both the tenant and you the landlord. We are available seven days a week to show tenants through properties (where circumstances allow) and implement any emergency maintenance or issues with properties.
Our office operates as a team on each property and in most cases all employees can assist with any query.
Included is preparation of an individualised property management agreement, detailed initial inspection and appraisal of premises with recommendations for improvements, maintenance plans (if required), consultation on potential of investment, annual taxation packages, tenant selection, preparation of lease, bond collection and lodgement, rent collection and dispersal, quarterly inspections and courtesy calls or emails to tenants and clients at various times to ensure everyone is happy.
Letting Only
Includes property appraisal, selection of tenant, preparation of lease, collection and lodgement of bond, collection of initial rent, detailed initial inspection and handover of property to owner with paperwork.
Manage Only
Client has a tenant and McCranor Property Management take over the management of property. There is no charge for taking on a property that already is tenanted, only monthly management charge until lease renewal time.
